I have tested the Tool with my Brand new Mi8 and it realy works without any Problems.

I have tried it! But it does not unlook the bootloader! ;-((((

You have to unlock the bootloader with the unlock tool from Xiaomi.

It's for the mi 5s but the steps are the same.

First time you unlock a Smartphone?

Yes you have to wait there is no other option.
My phone was unlocked already on delivery.
